5 Point Property Audit

$1,549.00

Five water sources. One submission. For larger and more complex rural properties.

For buyers or owners of rural properties with multiple bores, dams, seasonal creeks, or header tanks where a 3-Point Audit would not cover all significant water sources on the title. Five sources are tested in a single submission, each assessed against the benchmark standard relevant to its intended use.

What's tested

Sample 1 — Main bore · Drinking / Irrigation / Livestock

  • E. coli and Thermotolerant Coliforms

  • Metals & trace elements — full 14-metal suite

  • Ion chemistry — EC, TDS, major ions. SAR and Total Hardness calculated.

  • Fluoride, Boron, Nutrients, pH, Apparent Colour

  • Herbicide screen — triazines, glyphosate and AMPA, acid herbicides

Benchmarks: ADWG V4.0 (drinking) · FAO irrigation guidelines · ANZECC/ARMCANZ 2000 (livestock)

Sample 2 — Secondary bore or creek · Irrigation / Livestock

  • Metals & trace elements — full 14-metal suite

  • Ion chemistry — EC, TDS, major ions, SAR, Fluoride, Boron, Nutrients, pH, Apparent Colour

  • No herbicide screen at this sample

Benchmarks: FAO irrigation guidelines · ANZECC/ARMCANZ 2000 (livestock)

Sample 3 — Rainwater tank · Drinking

  • E. coli and Thermotolerant Coliforms

  • Metals — including Lead, Copper, Zinc

  • pH, Turbidity, Apparent Colour

Benchmark: ADWG V4.0 (drinking water)

Sample 4 — Stock dam · Livestock

  • E. coli and Thermotolerant Coliforms

  • Ion chemistry — salinity, Nitrate, Nitrite, Fluoride, pH, Turbidity

Benchmark: ANZECC/ARMCANZ 2000 (livestock)

Sample 5 — Irrigation source · Irrigation

  • Ion chemistry — EC, TDS, major ions. SAR and Total Hardness calculated.

  • Metals — Iron, Manganese and full 14-metal suite

  • Boron, pH, Turbidity

Benchmark: FAO irrigation guidelines

Herbicide screening is conducted at Sample 1 only. The secondary bore, creek, dam, and irrigation source samples do not include herbicide analysis.

What's included

  • Sampling kit with laboratory-grade bottles for all five sources and collection instructions

  • Prepaid Express Post return bag — all five samples dispatched together

  • NATA-accredited laboratory analysis across all five sources

  • Plain-English PDF results report — each source presented separately with all parameters, measured values, detection limits, and guideline comparisons

  • NATA-endorsed certificates of analysis

Results within 5–7 business days of laboratory receipt. All prices exclusive of GST.

⚠️ Microbiology samples — dispatch timing E. coli and Thermotolerant Coliform analysis requires your sample to reach the laboratory within 24 hours of collection. Collect and post on a Monday or Tuesday only using the included Express Post return bag. Customers in remote or rural locations should note that transit times may exceed 24 hours — in this case microbiology results are reported as indicative rather than NATA-certified. All chemistry, metals, and herbicide parameters are unaffected by transit time.
