3 Point Property Audit
Three water sources. One submission. The standard pre-purchase water assessment.
For buyers of rural, pastoral, or lifestyle properties who require an independent assessment of property water quality before contract goes unconditional. Also suitable for new property owners establishing a baseline water quality record. Three sources — typically the main bore, rainwater tank, and dam or creek — are tested in a single submission. Each source is assessed against the benchmark standard relevant to its intended use.
What's tested
Sample 1 — Main bore · Drinking / Irrigation / Livestock
E. coli and Thermotolerant Coliforms
Metals & trace elements — Iron, Manganese, Arsenic, Lead, Cadmium, Chromium, Copper, Nickel, Zinc, Mercury, Barium, Beryllium, Cobalt, Silver
Ion chemistry — EC, TDS, Sodium, Potassium, Calcium, Magnesium, Chloride, Sulfate, Bicarbonate Alkalinity. SAR and Total Hardness calculated.
Fluoride, Boron, Nitrate, Nitrite, NOx, Ammonia, pH, Apparent Colour
Herbicide screen — 10 triazine herbicides (atrazine, simazine, propazine, terbuthylazine + 6 others), glyphosate and AMPA, 12 acid herbicides (2,4-D, MCPA, dicamba, dichlorprop, mecoprop + 7 others)
Benchmarks: ADWG V4.0 (drinking) · FAO irrigation guidelines · ANZECC/ARMCANZ 2000 (livestock)
Sample 2 — Rainwater tank · Drinking
E. coli and Thermotolerant Coliforms
Metals & trace elements — Iron, Manganese, Arsenic, Lead, Cadmium, Chromium, Copper, Nickel, Zinc, Mercury, Barium, Beryllium, Cobalt, Silver. Roof catchment concentrates metals from roofing materials, guttering, and flashing.
pH, Turbidity, Apparent Colour
Benchmark: ADWG V4.0 (drinking water)
Sample 3 — Dam or creek · Livestock / Irrigation
E. coli and Thermotolerant Coliforms
Metals & trace elements — full 14-metal suite including Iron and Manganese
Ion chemistry — EC, TDS, Sodium, Potassium, Calcium, Magnesium, Chloride, Sulfate, Bicarbonate Alkalinity. SAR calculated.
Fluoride, Nitrate, Nitrite, NOx, Ammonia, pH, Turbidity, Apparent Colour
Benchmarks: FAO irrigation guidelines · ANZECC/ARMCANZ 2000 (livestock)
What's included
Sampling kit with laboratory-grade bottles for all three sources and collection instructions
Prepaid Express Post return bag — all three samples dispatched together
NATA-accredited laboratory analysis across all three sources
Plain-English PDF results report — each source presented separately with all parameters, measured values, detection limits, and guideline comparisons
NATA-endorsed certificates of analysis
Results within 5–7 business days of laboratory receipt. All prices exclusive of GST.
⚠️ Microbiology samples — dispatch timing E. coli and Thermotolerant Coliform analysis requires your sample to reach the laboratory within 24 hours of collection. Collect and post on a Monday or Tuesday only using the included Express Post return bag. Customers in remote or rural locations should note that transit times may exceed 24 hours — in this case microbiology results are reported as indicative rather than NATA-certified. All chemistry, metals, and herbicide parameters are unaffected by transit time.
